Please complete this Rental Agreement Form and tick the "ACCEPT" boxes to acknowledge you have read the Terms and Conditions and Reservation and Cancellation Policy, and agree to abide by these terms and conditions. Failure to observe the restrictions may result in the Rental Client being asked to immediately vacate The Property with no refund payable for outstanding nights.

Terms and Conditions
Kereru Lodge (The Property) is a self catering and fully equipped accommodation facility. An off-site manager is available to assist with any enquiries and problems that may arise.

Check - In: Check in time is 2.00 pm. There is no guaranteed check in prior to 2.00 pm.
Check-Out: Check out time is 10.00am – or by prior arrangement.
Occupancy: The maximum House Guest occupancy of The Property (accommodation within the Lodge and the grounds) shall not exceed 13 persons – including children – at any time. Should a group misrepresent themselves, they will be required to vacate The Property immediately without refund. Please refer to ‘Private Function’ conditions listed below
Facilities: All linen and towels are provided and The Property is fully furnished. Pool towels are provided for use in the swimming pool complex.
Single Night Surcharge: An occupancy surcharge for single night rental bookings is applicable.
No Smoking Policy: There is to be no-smoking indoors and all cigarette butts are to be disposed of in the appropriate garbage receptacles. Breach of this policy will result in an up to NZ$ 500.00 cleaning fee being applied.
Quiet Enjoyment and Parties: Kereru Lodge maintains an atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without advance permission in writing. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the area. Live bands and music not allowed without advance permission in writing. Local council noise regulations apply.
Private Functions: In the event written permission has been granted to the Rental Client to hold a Private Function then total numbers - including House Guests - shall not exceed 20 persons.
Problems and Concerns: Although every effort is made to maintain Kereru Lodge in good order, wear and tear on a rental property is unavoidable. Please notify the Property Manager as soon as possible if a problem relating to the property exists. Every effort will be made in order to rectify any problem that exists in a timely manner. Repairs will be made as soon as possible after notification
Property Maintenance: Kereru Lodge is to be left in a similar condition as when initially occupied. Guests are fully responsible for cleaning all crockery, cutlery, general utensils and ovens. Inorganic garbage must be disposed of in the appropriate garbage bins provided. Organic garbage must be disposed of in the composting facility provided. The garbage compactor is to be used for all inorganic garbage that is unable to be recycled. The BBQ is to be left clean and tidy. If uncertainty exists please ask the Property Manager for assistance.
Breakages, repairs, missing items and/or damage caused by rental client negligence during the rental period will be charged to the account of the Rental Client. The Rental Client will be fully responsible for the total cost of restoration to the original condition as at the date of the commencement of the rental period. Any broken or damaged items to be reported to the Property Manager as soon as possible.
Cleaning/Maid Service: A cleaning service may be arranged through the Property Manager for extended rental periods. This may incur a separate charge if the frequency exceeds once every 5 nights of rental.
Excessive Cleaning: The Rental Client shall be charged if excessive cleaning is necessary at the end of your stay.
Water Usage: All water is tank water (rain water) and replenishment at short notice is not possible. The Property has a total of 40 000 litres of water available for use. The tanks will be full prior to rental occupancy.
Pets: No pets of any kind are allowed on The Property unless prior arrangements have been made.
Security and Keys: Be safe, and lock the doors and windows when you are away and at night as you would do at home. Don't leave valuables lying around. Neither the owner, nor the Property Manager is responsible for stolen or lost items Lost house keys will incur a lock tumbler replacement fee of NZ$ 300.00. Please notify the Property Manager as soon as possible if House keys have been lost or misplaced.
Children: Responsibility for the proper supervision of children is the sole responsibility of the Rental Client and Kereru Lodge expressly disclaims that the premises and its adjuncts thereto are suited or otherwise designed for children or young adults who lack the maturity to recognize the inherent risks associated with the use of a swimming pool, spa pool or the entering of a natural wilderness such as the ocean. The Rental Client is specifically advised not to allow children to swim or play in the swimming pool or spa pool without responsible adult supervision.
Swimming Pools: Kereru Lodge has a significant swimming pool complex. Please note that for sanitary reasons, we would like to remind you that all children must wear proper bathing attire before entering the pools. Toddlers and infants are required to wear swimming diapers before entering the pool. Kereru Lodge provides no lifeguard and guests take full responsibility for their own safety should they wish to engage in use of said pool since it is an inherently dangerous activity. ANYONE USING THE POOL THEREFORE DOES SO AT THEIR OWN RISK.
No glassware is allowed within the Swimming Pool enclosure. Please use plastic glasses, utensils and containers.
The New Zealand Swimming Pool Act 1987 (including Fencing of Swimming Pools Act Amendment 1989) specifically stipulates that all gates have to be self-closing and fitted with a latching device. Gates are not allowed to be propped open and must be clear of all obstructions. The swimming pool at Kereru Lodge has two self-closing latched gates and a dual access maintenance gate. The maintenance gate is permanently padlocked and under no circumstances is to be forced open. This condition is NON-NEGOTIABLE and will be strictly enforced.
Kereru Lodge as a Venue: Kereru Lodge is available for use as a venue. Venue numbers are not to exceed 100 persons including staff and House Guests. Written permission is required prior to The Property being used as a venue. An appropriately-sized watertight Marquee or similar with flooring is required. If Kereru Lodge is rented as a function venue only then the Rental Client will not have access to the house.
Venue and Venue Guest Conditions: The Property Manager must be contacted to discuss conditions attached to The Property being used as a venue. The following conditions are minimum requirements:
- Maximum venue numbers not to exceed 100 persons including staff and House Guest.
- No outdoor amplified music is allowed – music inside marquee only.
- The Property Manager has to agree in writing to any marquees on The Property.
- All Marquees have to have the required building permit prior to erection on The Property.
- No glassware is allowed within the Swimming Pool enclosure – only plastic glasses, utensils and containers are allowed.
- House toilet facilities are not allowed to be used by Venue Guests. Separate toilet facilities have to be arranged.
- House facilities, including the Gym, the Pool Table, and Pin Ball machine are for the enjoyment of the House Guests alone and are not to be used by the Venue Guests.
- The swimming pool terms and conditions described above apply equally for Venue situations.
- Live bands are not allowed without advance permission in writing.
Failure to comply with the minimum Venue terms and conditions will immediately negate all Rental and Venue agreements. No refund will be payable.

Reservation and Cancellation Policy
1. A 50% deposit for the total number of nights booked will reserve and confirm the agreed rental period. The outstanding balance shall be payable on arrival prior to the lodge being occupied.
2. Reservations cancelled more than 14 days prior to the date of arrival will incur a 25% charge of the total value of the booking. Cancellations made within 14 days prior to the date of arrival will incur a 100% charge.
Kereru Lodge reserves the right to cancel reservations at any time, in which event the deposit shall be refunded in full.
3. The Property as a Venue:
A 50% deposit is required for all Venue reservations. Venue reservations cancelled more than 14 days prior to the date on the function will incur a 50% charge of the total Venue function fee. Cancellations made within 14 days prior to the date of the Venue function will incur a 100% charge.
Kereru Lodge reserves the right to cancel any Venue reservations at any time, in which event the deposit shall be refunded in full.
